And known as being part of Sublot 9 of the Long Lake Estates Subdivision No. 1 as recorded in Plat Book 30, Pages 78-81 of the Summit County Records, and part of Long Lake Blvd., as vacated by Resolution 157, Summit County Commissioners 1974, and part of lands belonging to Wm. M. Clemm as recorded in Summit County Deeds Vol. 2874, Pages 630-631. Further bounded and described as follows:
Beginning at the S.E. corner of Sublot 7 in said allotment, which point is also the point of curvature of a curve bearing to the left (said point is marked with a lead top monument); thence Southwesterly along the North right of way of Loma Drive (50 feet wide) and a curve bearing to the left, record curve date is delta 22 deg. 09' 22", arc 120.37 feet, chord 118.57 feet, chord bearing S. 78 deg. 30' 19" W., radius 300 feet, measured curve data delta 23 E. 10' 30", chord 119.84 feet, chord bearing 5-78 deg. 31' 14" W., radius 288.31 feet, an arc distance of 120.06 feet to a lend top monument and the true place of beginning for the parcel herein described; thence continuing Southwesterly along the North right of way of Loma Drive and a curve bearing to the left, record data is delta 35 deg. 26' 55", an arc 185.61 feet, chord 182.60 feet, chord bearing S. 49 deg. 17' 10" W., radius 300 feet, measured curve data is delta 35 deg. 05' 44", chord 183.05 feet, chord bearing S. 49 deg. 23' 08" W., radius 308.7 feet, an arc distance of 185.95 feet to an iron pin and a point of reverse curvature; thence continuing Southwesterly along the North right of way of Loma Drive and a curve bearing to the right an arc distance of 29.33 feet (delta 07 deg. 19' 54") chord bearing S. 35 deg. 13' 40" W., chord 29.31 feet to an iron pin marking the S.W. corner of Sublot 9 in said allotment; thence N. 58 deg. 24' 17" W., along the West line of Sublot 9, a distance of 140.00 feet to the N.W. corner of Sublot 9; thence N. 48 deg. 94' 30" E., along the North line of Sublot 9, a distance of 151.45 feet to a drill hole and the N.E. corner of Sublot 9, thence 11 32 deg. 53' 49" N E along lands belonging to the State of Ohio, a distance of 92.22 feet to an iron pin; thence S. 49 deg. 59' 89" E., a distance of 154.25 feet to the place of beginning. Said parcel contains .5991 acres, more or less, and is subject to all legal highways and easements of record. Surveyed by Gerald G. Greissing, Reg. Surv. No. S-005746 and Lawrence L. Butterworth, Reg. Surv. No. S-005916, March, 1974.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
https://summit.sheriffsaleauction.ohio.gov on the 31st day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
