By virtue of an Order of Sale No. CV2023 10 4082to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 17TH DAY
OF JANUARY, A.D., 2025
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being a part of Tract 5 of said township, bounded and described as follows:
Beginning at an iron stake set at the intersection of the South line of Beach Drive (Township Road 425) with the West line of Pin Oak Drive, said stake being due East and 1238.01 feet distant from the West line of Tract 5 and the center line of Hilbish Avenue as measured along the South line of Beach Drive; thence South 01 deg. 09' West, along the West line of Pin Oak Drive, a distance of 679.76 feet to an iron stake and the true place of beginning; thence continuing South 01 deg. 09' West, along the West line of Pin Oak Drive, a distance of 90.00 feet to an iron stake; thence North 89 deg. 02' West, a distance of 242.62 feet to an iron stake; thence North 01 deg. 09' East, a distance of 90.00 feet to an iron stake; thence due East, a distance of 242.65 feet to an iron stake and the true place of beginning and containing within said boundaries an area of 0.50 of an acre. Be the same more or less, but subject to all legal highways.
Prior Deed Reference: Reception No. 56784159 on December 2, 2022 and Reception No. 56564320 on August 6, 2020.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 31st day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
