By virtue of an Order of Sale No. CV2024 05 2229 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 17TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Munroe Falls, County of Summit and State of Ohio:

And known as being Unit Number 93 (Building E) of Silver Valley Condominiums according to the declaration of condominium ownership of Silver Valley Condominium, recorded in the office of Summit County, Ohio Recorder on August 27, 1984, as Instrument No. 174982, Volume 6980, Page 124 and any amendments thereto; together with drawings for said condominium recorded in Plat Cabinet A, Slides 471-501, inclusive and as amended by Amendment No. 1 to declaration of condominium ownership for Silver Valley Condominium recorded in the office of the Summit County, Ohio Recorder on January 16, 1985, as Instrument No. 193340, Volume 7027, Page 583; together with drawings for said condominiums recorded in Cabinet A, Slides 679 through 692 inclusive of the Summit County Recorder's Plat Records; together with the undivided percentage interest in the common areas and facilities set forth in said declaration to be appurtenant to such unit (which percentage may be amended pursuant to Paragraphs 18 and 20 of said declaration).

Property appraised at: One Hundred Ninety-two Thousand Dollars ($192,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 31st day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
