By virtue of an Order of Sale No. CV2024 03 1271 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 31ST DAY

Situated in the Township of Coventry, County of Summit and State of Ohio:

And known as being a part of Lot No. 2 in Tract No. 12 in said township and further known as being a part of Lot No. 7 in the Steese Allotment as recorded in Plat Book 2, Page 31, Summit County Records and parts of Thomas Vaughn's 55 acre tract in said Lot No. 2 and beginning for the parcel herein conveyed at a point in the private road running to and beyond the residence of John R. Vaughn when living, which point is definitely fixed by beginning at the Southwest corner of Lot No. 7 of the Steese Allotment and running thence East on the South line of said lot, 243.00 feet to a stake; thence South from the said stake, 20.00 feet to another stake in middle of the road; thence South 68 deg. 41' West, 40.00 feet to the point of beginning; thence from beginning point South 68 deg. 41' West, 50.00 feet; thence North 21 deg. 19' West, 175.00 feet to the Southeasterly back of Vaughn Channel; thence North 68 deg. 41' East along the bank of said channel, 50.00 feet; thence South 21 deg. 19' East, 175.00 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Three Hundred Thousand Dollars ($300,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
