By virtue of an Order of Sale No. CV2023 11 4446 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being Lot G, Block 3, Building 3, of Wrens Cross Townhouses as recorded in Plat Cabinet E, Slide 538 of Summit County Plats.

Prior Deed Reference: Deed from Rebecca S. Baughard, to Margaret E. Mulkey, recorded on 05/03/1999 as Document No. 54285609 of Summit County Records.

 

Property located at: 2450 S. Wrens Drive, Stow, OH 44224.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00).

The appraisal was completed based on an exterior view of the property only.

MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AS APPRAISED AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBILGATION SECURED BY THE MORTGAGE IN FAVOR OF DEFENDANT, JP MORGAN CHASE BANK, NA. APPRAISAL IS $48,000.00. JUDGMENT OF JP MORGAN CHASE BANK, NA IS $42,375.98. $48,000.00 - $42,375.98 = $5,624.02. $5,624.02 X 2/3 = $3,749.35. OPENING BID IS $3,749.35."

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
