By virtue of an Order of Sale No. CV2024 03 1076 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Commencing at a point in the South line of McNaughton Street which is North 87 degrees 58 minutes 10 seconds East, along said line 211.67 feet from an iron pipe at its intersection with the East line of North Arlington Street; thence South 2 degrees 32 minutes 50 seconds East, 83.00 feet true place of beginning of land hereby described; thence South 2 degrees 32 minutes 50 seconds East, 83.88 feet to an iron pipe; thence South 88 degrees 12 minutes 20 seconds West, 49.50 feet to an iron pipe; thence North 1 degree 30 minutes West, 83.68 feet to an iron pipe; thence North 87 degrees 58 minutes 10 seconds East, 47.97 feet to the true place of beginning.

Beginning at an iron pipe in the South line of McNaughton Street which is North 87 degrees 58 minutes 10 seconds East along said line 165.22 feet from an iron pipe at its intersection with the East line of North Arlington Street; thence North 87 degrees 58 minutes 10 seconds East along the South line of McNaughton Street, 46.45 feet to an iron pipe; thence South 2 degrees 32 minutes 50 seconds East, 83.00 feet to an iron pipe; thence South 87 degrees 48 minutes 10 seconds West, 47.97 feet to an iron pipe; thence North 1 degree 30 minutes West, 83.00 feet to the place of beginning. Be the same more or less, but subject to all legal highways.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
