By virtue of an Order of Sale No. CV2024 08 3685 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Northfield Center Township, and known as being part of Original Township Lot 47 and being more completely described as follows:
Commencing at a centerline monument marking the centerline intersection of Olde Eight Road CH 16, 60 feet wide and Pin Oak Circle 50 feet wide; thence along the centerline of Olde Eight Road S. 30 degrees 48' 35" E., a distance of 513.70 feet to an angle point in said centerline; thence continuing along said centerline S. 32 degrees 08' 52" E., a distance of 202.59 feet to the place of beginning for the parcel herein described:
(1) Thence N. 57 degrees 53' 05" E., a distance of 537.63 feet to a #5 rebar 5916, passing over a #5 rebar 5916, 30.00 East of said centerline.
(2) Thence S. 15 degrees 52' 00" W., along the West line of lands described by Reception Number 54794008, Summit County Records, a distance of 149.40 feet to a #5 rebar 5916.
(3) Thence S. 57 degrees 53' 05" W., a distance of 426.59 feet to the centerline of Olde Eight Road, CH16, 60 feet wide, passing over a #5 rebar 5916, 30.00 feet East of said centerline.
(4) Thence along said centerline N. 32 degrees 08' 52" W., a distance of 100.00 feet to the place of beginning.
The above described parcel contains 1.1068 acres of which 0.0689 acres is within the right of way of Olde Eight Road as surveyed by Lawrence L. Butterworth, Registered Surveyor 5916 in June 2004. The meridian is referenced to the State Plane Coordinate Systems, North Zone, 1983 Datum.
Property located at: 8969 Olde Eight Road, Norhtfield, OH 44067.
Property appraised at: Three Hundred Ninety-nine Thousand Dollars ($399,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
