By virtue of an Order of Sale No. CV2024 03 1024 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 7TH DAY

OF FEBRUARY, A.D., 2025

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Lot No. 5, Tract 9, formerly Tallmadge Township and more fully described as follows:

Beginning at an iron pin in the North line of Eastwood Avenue, said point being the Southwest corner of the Eastland Allotment No. 3, as recorded in Plat Book 17, Pages 30-31, Summit County Records; thence North 2 deg. 03' 30" East along the West line of the aforesaid Eastland Allotment No. 3, 608.06 feet to a point and the true place of beginning; thence North 88 deg. 02' West, 175.96 feet to a point; thence North 1 deg. 58' East, 100.00 feet to a point; thence South 88 deg. 02' East, 176.12 feet to an iron pin in the West line of the aforesaid Eastland Allotment No. 3; thence South 2 deg. 03' 30" West, 100.00 feet to the place of beginning and containing about 0.405 of an acre. Reserving from the above described parcel, a strip of land 25 feet in width for street purposes, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Thirty-five Thousand Dollars ($135,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
