By virtue of an Order of Sale No. CV2023 06 1885to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 7TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:

And known as being part of Original Township Lot 4, Tract 1-N and known as being Sublot C of Section 7 of Ridge Meadows Subdivision as recorded in Plat Cabinet A, Slides 252 and 253. Be the same more or less, but subject to all legal highways.

 

Property located at: 9612 E. Idlewood Drive, Twinsburg, OH 44087.

Property appraised at: One Hundred Forty-four Thousand Dollars ($144,000.00).

The appraisal was completed based on an exterior view of the property only.

"TO BE SOLD SUBJECT TO THE MORTGAGE OF THE PLAINTIFF, FIFTH THIRD BANK, NATIONAL ASSOCIATION, ORDER OF SALE GRANTED TO CROSS CLAIM DEFENDANT RIDGE MEADOWS HOME OWNERS ASSOCIATION. MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE MORTGAGE IN FAVOR OF PLAINTIFF, FIFTH THIRD BANK, NATIONAL ASSOCIATION. APPRAISAL IS $144,000.00. JUDGMENT OF FIFTH THIRD BANK, NATIONAL ASSOCIATION IS $97,525.28. $144,000.00 - $97,525.28 = $46,474.72. $46,474.72 X 2/3 = $30,983.15. OPENING BID IS $30,983.15."

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of February, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
