By virtue of an Order of Sale No. CV2024 01 0316 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Manchester Small Farms #1 Lot 2 all situated in the City of New Franklin, formerly Franklin Township, County of the Summit and State of Ohio:

And known as being all of Lot No. 2 in the Manchester Small Farms Allotment, as recorded in Plat Book 42, Pages 33 and 34 inclusive, of Summit County Records.

Subject to:

1. Subject to oil, gas coal and other mineral interest together with the rights appurtenant thereto whether created by deed, lease, grant, reservation, severance, sufferance or exception.

2. Easement to Ohio Edison Company, received for record May 14, 1980, and recorded in Volume 6373, Page 848, Stark County Records.

3. Subject to building setback lines, public utility easements, restrictions and any other matters as set forth on the plat of Manchester Small Farms Allotment, recorded in Plat Book 42, Pages 33 and 34, Summit County Records.

Property appraised at: One Hundred Forty-seven Thousand Dollars ($147,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
