By virtue of an Order of Sale No. CV2019 11 4328 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being all of Lot 94 and part of Lots 93 & 95 in the Terra Alta Allotment as recorded in Plat Book 24, Pages 52-53 of the Summit County Records. Beginning at a point in the Southerly right-of-way line of Westpoint Ave. N. 90 deg. 00' 00" E., 29.00 feet from the Northwest corner of said Lot 93; thence along the South line of said Westpoint N. 90 deg. 00' 00" E., 31.66 feet to a point of curve; thence continuing along the South line of said Westpoint Ave. Southeasterly following the arc of a curve to the right, said curve having a radius of 366.44 feet, a central angle of 05' 28' 29", a chord of 35.00 feet which bears S. 87 deg. 15' 46" E., an arc distance of 35.01 feet to a point in the North line of said Lot 35 (said point being 5.67 feet East of the Northwest corner of said Lot 95); thence S. 02 deg. 02' 23" W., 109.71 feet to a point in the South line of Lot 95, said point being 10.59 feet East of the Southwest corner of Lot 95; thence N. 81 deg. 10' 49" W., 21.67 feet to an angle point in the South line of said Lot 94; thence continuing along the South line of Lots 94 & 93, N. 90 deg. 00' 00" W., 43.40 feet to a point 18.00' West of the Southeast corner of Lot 93; thence N. 01 deg. 03' 39" E., 108.02 feet to the place of beginning and containing 7118 square feet of land, more or less as determined from records by Stephen P. Campbell, Professional Surveyor No. 7330 of Campbell & Associates, Inc. in August 1993.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
