By virtue of an Order of Sale No. CV2024 05 1999 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 7TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being part of Lots 70 and 71 in the Overlook Allotment as recorded in Plat Book 25, Pages 70-74, more fully described as follows:
Beginning at the Southeast corner of Lot 70 Overlook Allotment; thence Westerly along the Southerly lines of Lots 70 and 71 of said allotment, a distance of 75.00 feet to the P.C. of a curve; thence Northwesterly along the arc of said curve with a radius of 20 feet and a central angle of 90 deg., a distance of 31.42 feet to the P.T. of said curve; thence Northerly along the Westerly line of Lot 71 of said allotment 56.62 feet; thence Easterly parallel to the South line of Lots 70 and 71, 95,00 feet; thence Southerly along the Easterly line of Lot 70, 76.62 feet to the place of beginning. Be the same more or less.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of March, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
