By virtue of an Order of Sale No. CV2023 09 3341to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of the Northwest quarter of Section 12, and bounded and described as follows:
Beginning at the intersection of the West line of said Northwest quarter of Section 12 with the center line of Turkeyfoot Lake Road, S.R. 619; thence South 89 deg. 30' East along the center line of said Turkeyfoot Lake Road, a distance of 40.00 feet to a point; thence South 5 deg. 13' West, a distance of 250.57 feet to an iron pin; thence South 84 deg. 47' East, a distance of 185.00 feet to an iron pin; thence North 5 deg. 13' East about 249.49 feet to a point in the center line of said Turkeyfoot Lake Road; thence North 85 deg. 30' West, 185 feet to the principal place of beginning, be the same more or less, but subject to all legal highways.
Excepting therefrom the following described premises:

Beginning at the intersection of the West line of said Section 12 with the centerline of Turkeyfoot Lake Road (60'); thence S. 85 deg. 30' 00" E. along said center line, a distance of 225.00 feet to a point; thence S. 5 deg. 13' 00" W., a distance of 193.36 feet (passing over a 1" pipe at 30.00 feet) to an iron pin set which is the true place of beginning for the parcel of land herein described; thence continuing S. 5 deg. 13' 00" W., a distance of 60.00 feet to an iron pin set; thence N. 84 deg. 47' 00" W., a distance of 55.00 feet to an iron pin set; thence N. 14 deg. 52' 00" E., a distance of 64.97 feet to an iron pin set; thence S. 79 deg. 31' 53" E., a distance of 44.30 feet to an iron pin set which is the true place of beginning and containing 0.071 acres of land, more or less as surveyed in January, 1993 by Jeffery R. Dutton, Registered Surveyor, but subject to all legal highways.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of March, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
