By virtue of an Order of Sale No. CV2024 10 4833 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as and being a part of Pat K. Brooks' 2.5379 acre tract recorded in Reception #54116945 and being located in Section 13, City of Green, Summit County, Ohio, bounded and described as follows:

Beginning for reference at a P.K. nail found at the Southwest corner of said Section 13 and the intersection of the centerlines of Heckman Road (T.R. 249, 60' R/W) and Mayfair Road (C.H. 244, 60' R/W); thence N. 00 deg. 01' 30" W., 411.72 feet along said Mayfair Road centerline to a point on said centerline and being the Northwest corner of V.R. and C.L. Johnson's 0.81 acre parcel recorded in O.R. 2269, Page 1887 and being the true place of beginning of the tract herein described; thence continuing N. 00 deg. 02' 30" W., 125.00 feet along said Mayfair Road centerline to a point on said centerline; thence S. 89 deg. 50' 59" E., 330.00 feet to a #5 rebar 30" long bearing a cap imprinted Nichols 7349 set (as do all #5 rebar set) on the East line of said 2.5379 acre tract and passing over a #5 rebar set 30.00 feet from said centerline; thence S. 00 deg. 01' 30" E., 125.00 feet along said East line to a 5/8" rebar found at the Southeast comer of said 2.5379 acre parcel and on the North line of E. Schrader's 0.91 acre tract recorded in O.R. 4633, Page 336; thence N. 89 deg. 50' 59" W., 330.00 feet along the North line of said 0.91 acre tract and said V.R. and C.L. Johnson's 0.81 acre parcel to the true place of beginning and passing over a 5/8" rebar found 30.00 feet from said Mayfair Road centerline. The above described tract contains 0.947 acres of land, more or less, as surveyed by Nichols Field Services, Inc., under the supervision of Norman G. Nichols, Registered Professional Surveyor #5586 in March 1998. The basis of bearings for this document is the West line of Section 13, City of Green, bearing N. 00 deg. 01' 30" W., and recorded in Reception #54073527. Be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated November 16, 2004, filed November 23, 2004, recorded as Instrument Number 55124590, Summit County, Ohio records.

 

Property located at: 4311 Mayfair Road, Uniontown, OH 44685.

Property appraised at: Two Hundred Seventy-two Thousand Dollars ($270,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of March, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
