By virtue of an Order of Sale No. CV2020 01 0043 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And being a part of the Southeast quarter section of said city and better described as follows:
Being all of Lot Number (2), of the Nimisila Sunset Heights Allotment, as recorded in Plat Book 45, Page 123 and 124, of the Summit County Record of Plats and a parcel of land being 1.0 acres of land as recorded in deed, Reception No. 54956702, said property adjoins said Lot (2) to the West of Lot (2). Beginning at a P.K. nail set on the centerline of East Caston Road and the centerline of Provens Drive as recorded in Plat Book 45, Page 123 and 124; thence along the centerline of East Caston Road, North 87 deg. 21' 30" West, a distance of 100.00 feet to the East line of Lot No. (2) to a P.K. set at the true place of beginning of the following parcel of land; thence continuing along said centerline of East Caston Road being 60 foot in width, North 87 deg. 21' 30" West, a distance of 200.00 feet to a P.K. nail set on the Westerly line of land now or formerly owned by Jeffery Jay Schenz as recorded in the Summit County Recorder's Office, Reception No. 549567002; thence North 2 deg. 38' 30" East along the West line a distance of 435.60 feet to a rebar and cap set on the Southerly line of Lot No. (3) as recorded in Plat Book 45, Page 123 and 124 and passing over a 1" open iron pipe found on the North right-of-way of East Caston Road, a distance of 30.00 centerline; thence South 87 deg. 21' 30" East along the South line of Lot (3) a distance of 100.00 feet to a re-bar and cap set on the Southery right-of-way of Provens Drive, being 50 foot in width as recorded in Plat Book 45, Page 123 and 124, said point being the Northwest corner of Lot (2); thence South 61 deg. 39' 17" East along a chord of curve a distance of 88.21 feet and having a delta of 11 deg. 14' 56", an arc being 88.35 feet and a radius of 450.00, said line being the Southerly line of Provens Drive to an 1' open iron pipe found and used, said line being the Northerly line of Lot (2); thence South 63 deg. 47' 10" East along a chord a distance of 22.37 feet of curve and having a delta of 6 deg. 59' 19", an arc of 22.38 and radius 183.50 feet to a rebar and cap set at the Northeast corner of said Lot (2) and being Southerly right-of-way of Provens Drive; thence South 2 deg. 38' 26" West along the East line of Lot (2) and the West line of Lot (1) a distance of 388.41 feet to the point of beginning and passing over a rebar and cap set 30.00 feet from the center of East Caston Road and containing 1.945 acres of land, more or less, but subject to all legal highways and or easements as recorded as surveyed by Paul M. Harvey, R.S. No. 5454 in May 2004.
Note:
A strip of land being 30.00 feet in width and 200.00 feet in length being used for public use and containing 0.1377 acres of land, more or less, and known as being East Caston Road.

Property appraised at: Two Hundred Forty-nine Thousand Dollars ($249,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
https://summit.sheriffsaleauction.ohio.gov on the 25th day of April, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
