By virtue of an Order of Sale No. CV2024 10 4838 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at the center line of Alger Road, County Highway 179, and the North line of L.L. 8; thence South 0 deg. 07' 4" West, along the centerline of Alger Road, County Highway 179, a distance of 927.43 feet to a point; thence North 98 deg. 41' 1" East, a distance of 30.00 feet to an iron pin and the true place of beginning; thence North 88 deg. 26' 11" East, a distance of 417.46 feet to an iron pin; thence South 0 deg. 20' 0" East, a distance of 315.23 feet to an iron pipe on the North line of Ramblewood Drive, a proposed 50 foot right of way; thence South 88 deg. 36' 1" West, along the North line of Ramblewood Drive; a proposed 50 foot right of way, a distance of 389.11 feet to an iron pin and a point of curvature; thence along the arc of a curve to the right whose central angle is 91 deg. 50' 3" radius 30.00 feet, tangent 30.89 feet, chord 43.04 feet, chord heading North 45 deg. 43' 2" West, a distance of 48.00 feet to a point of tangency on the East line of Alger Road, County Highway 179; thence North 0 deg. 07' 4" East, along the East line of Alger Road, County Highway 179, a distance of 284.40 feet to the true place of beginning and containing 3.0249 acres of land, more or less, surveyed by J.J. Knect, Registered surveyor Number 4548 in May, 1979.

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
