By virtue of an Order of Sale No. CV2024 12 5390 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at a point in the East line of Bulger Street, with its intersection with the centerline of East Archwood Avenue; thence in a Northeasterly direction along the Easterly line of Bulger Street and property of the City of Akron, 160 feet; being in the South line of View Park Allotment, as recorded in Plat Book 15, Page 19, Summit County records; thence Easterly a distance of 136 feet; thence in a Southerly direction 160 feet to the center line of East Archwood Avenue, thence Westerly along the centerline of Archwood Avenue to the Easterly line of Bulger Street and the true place of beginning, containing approximately .50 of an acre of land. Starting at the Southwesterly corner of the Grantor's property, said point being the intersection of the Easterly right-of-way line of Bulger Street (45' R/W) and the centerline of East Archwood Avenue (60' R/W); thence N 3 degrees 56' 09" W., along the Easterly right of way line of Bulger Street and the Grantor's Westerly line a distance of 30.00 feet to the true place of beginning, said place of beginning being the intersection of said Easterly right-of-way line and the Northerly right-of-way line of East Archwood Avenue; thence N. 0 degrees 07' 18" W along the Grantor's Westerly line and the Easterly line of City of Akron property a distance of 7.05 feet to a point; thence Southeasterly along the arc of a circle curving to the left (central angle 72 degrees 44' 14", radius of 10.00 feet and chord of 11.86 feet bearing S. 57 degrees 55' 19" E) a distance of 12.70 feet to a point of tangency on the Northerly right-of-way line of East Archwood Avenue; thence S. 85 degrees 42' 34" W along said Northerly right-of-way line a distance of 10.06 feet to the true place of beginning and containing 19.7 square feet.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 9th day of May, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
