Situated in the Township of Sagamore Hills, County of Summit and State of Ohio:
And known as being Unit No. 1402, Building No. 14 of Greenwood Village Condominium No. 3, Parcel No. 8 together with its 1.261 percentage of interest (which percentage of interest may be hereafter amended pursuant to Paragraph 15 of the declaration of condominium ownership) in and to the common areas and facilities in Greenwood Village Condominium No. 3 recorded in Plat Book 83, Pages 3 to 12 inclusive, of Summit County Records, and as further described in said declaration of condominium ownership of Greenwood Village Condominium No. 3 and in the by-laws and drawings attached thereto as Exhibits A and B, respectively, filed for record as Instrument No. 600689, Volume 5116, Page 367 of the Summit County Recorder's Office and the First, Second, Third, Forth, Fifth and Sixth Amendments to declaration of condominium ownership of Greenwood Village Condominium No. 3 filed for record as Instrument Nos. 606819, 606820, 612925, 612925, 617587, 949845 and 663982 respectively.

Property appraised at: One Hundred Forty-four Thousand Dollars ($144,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
