By virtue of an Order of Sale No. CV2024 12 5624to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, in Lot Number 18, West of Portage Path, Township of Portage, County of Summit and State of Ohio and being further described as follows:
Beginning at an iron pin in the center line of La Belle Avenue extended Westerly, said point bears North 87 deg. 25' West, 279.05 feet from an iron pin set at the intersection of the center line of La Belle Avenue and the West line of Simons Allotment as recorded in Plat Book 20, Page 28, Summit County Records, which is the beginning point of the land hereby conveyed; thence, continuing along the center line of La Belle Avenue (45 feet in width), North 87 deg. 25' West, 40.00 feet; thence South 02 deg. 45' West, 146.82 feet to a stake; thence South 87 deg. 25' East 40.00 feet, along the South line of the Grantor's land in said Lot Number 18, West of Portage Path, to a stake; thence North 02 deg. 45' East, 146.75 feet to the place of beginning and containing 0.103 acre of land, as surveyed in 1917 by J. A. Gehres, Surveyor. Excepting from the above-described parcel a parallel strip of land 22.50 feet in width from the North side for street purposes and also reserving the right to number the above as Lot Number 24 in the Sunnyside Allotment when the same is recorded.
Prior Deed Reference: Reception No. 55411263 on February 2, 2007, Book 6374, Page 727 on May 27, 1980, Volume 6245, Page 298 on June 11, 1979 and Volume 6082, Page 401 on June 26, 1978.
Property located at: 966 LaBelle Avenue, Akron, OH 44320.
Property appraised at: Sixty Thousand Dollars ($60,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 23rd day of May, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
