By virtue of an Order of Sale No. CV2024 06 2590to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio:

And known as being a part of Lots 8 and 18 of said city and described as follows:

Beginning at a stone monument at the Northwest corner of said Lot 18 and running thence South 89 deg. 31' East, a distance of 337.50 feet on the lot line to a stone monument; thence South 0 deg. 55' West, a distance of 492.95 feet; thence North 74 deg. 35' East, a distance of 971.68 feet along the Northerly line of the Akron-Wadsworth Road to the place of beginning for the land herein described and running thence North 74 deg. 35' East, a distance of 90.00 feet on the said road line; thence North 0 deg. 55' East, a distance of 504.34 feet; thence South 74 deg. 35' West, a distance of 90 feet; thence South 0 deg. 55' West, a distance of 504.34 feet to the place of beginning, containing 1.00 acre of which 0.58 acre is in Lot 8 and 0.42 acre is in Lot 18. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty-three thousand Dollars ($153,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 11th day of July, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
