By virtue of an Order of Sale No. CV2024 11 5238 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 29TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And being part of Lot 7, Tract 1 of said township beginning in the center line of Broadview Road 60' wide (formerly known as the Cleveland-West Richfield Road) at its intersection with the Southerly line of said Original Lot No. 7; thence N. 27 deg. 34' 00" W., along said center line of Broadview Road 200 feet; thence South 86 deg. 17' 14" E., 652.5 feet to an iron pin; thence Southeast 200 feet to a point intersecting the Southerly line of said Original Lot No. 7, said point of intersection being 652.5 feet to the place of beginning; thence 652.5 feet West to the place of beginning and containing 3.000 acres. Property appraised at: Three Hundred Thousand Dollars ($300,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 12th day of September, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
