By virtue of an Order of Sale No. CV2025 04 1570 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Northfield Center, County of Summit and State of Ohio:

And known as being part of Original Lot No. 45 in said township and bounded and described as follows:

Place of beginning at a point in the centerline of Northfield-Bedford Road (60 feet wide) and which point bears North 0 degrees 47' 05" East, a distance of 1847.30 feet in the Westerly line of Original Lot No. 45 from a point at the Southwesterly corner of said Original Lot No. 45, and which beginning point is the Southwesterly corner of land conveyed to P. L. and H. Lenz by deed dated May 12, 1944 and recorded in Volume 2093, Page 427 of Summit County Records; thence South 88 degrees 08' 35" East along the Southerly line of land so conveyed to P. L. and H. Lenz, a distance of 405 feet to a point at the principal place of beginning of the land described by the following courses:

Course No. 1: Thence South 88 degrees 08' 35" East along the Southerly line of land so conveyed to P. L. and H. Lenz, a distance of 130.35 feet to an iron pin;

Course No. 2: Thence South 1 degree 51' 25" West, 249.96 feet to an iron pin in the Northerly sideline of Beechwood Drive, (50 feet wide);

Course No. 3: Thence North 88 degrees 08' 35" West along the Northerly sideline of Beechwood Drive, a distance of 125.67 feet to a point;

Course No. 4: Thence North 0 degrees 47' 05" East, a distance of 249.96 feet to the place of beginning and containing 0.7345 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: Two Hundred Eighty-two Thousand Dollars ($282,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
