By virtue of an Order of Sale No. CV2025 01 0300 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 12TH DAY

OF SEPTEMBER, A.D., 2025

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:

And known as being Sublot No. 415 in Glenwood Acres Subdivision of part of Original Twinsburg Township Lots Nos. 8 and 9, Tract No. 1-N, as shown by the recorded plat in Volume 49, Pages 4-6 of Summit County Records and being 100 feet front on the Southerly side of Crestwood Drive and extending back 174.58 feet on the Westerly line, 144.53 feet on the Easterly line and having a rear line of 104.42 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated April 4, 2001, filed April 6, 2001, recorded as Instrument Number 54529923, Summit County, Ohio records.

 

Property located at: 9834 Crestwood Drive, Twinsburg, OH 44087.

Property appraised at: One Hundred Thirty-five Thousand Dollars ($135,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 26th day of September, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
