By virtue of an Order of Sale No. CV2025 01 0067 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Richfield, County of Summit and State of Ohio:
And known as being part of Lots 15 and 16, Tract 6 of said Richfield Township, as well as part of Lots 30 and 31 of Glencairn Forest - Phase II Subdivision, as recorded in Cabinet L, Slides 680-686 and more fully described as follows:
Beginning at an iron pin found at the Northwest corner of Lot 33 of the Glencairn Forest - Phase II Subdivision; thence S. 44 deg. 24' 05" W., a distance of 51.45 feet to an iron pin set and the true point of beginning for the parcel herein described; thence S. 44 deg. 24' 05" W., a distance of 171.53 feet to a capped iron pin set; thence N. 31 deg. 56' 52" W., a distance of 286.53 feet to a capped iron pin set on the Southerly right of way line of West Galloway Drive (50 feet in width); thence N. 58 deg. 03' 08" E., along the Southerly right of way line of said West Galloway Drive, a distance of 166.68 feet to a capped iron pin set; thence S. 31 deg. 56' 52" E., a distance of 246.05 feet to the true point of beginning and containing 44,387 square feet or 1.0190 acres of land, more or less. This description is based on a survey made by Dennis W. Stoffer, Registered Surveyor No. 7604 in July, 2001.
Prior Deed Reference: Deed from Gregory Brunecz and Sharon Brunecz, to Rajnish Arora, Trustee of the Rajnish Arora Revocable Trust, dated 01/15/2016 and Shivani Arora, Trustee of the Shivani Arora Revocable Trust, dated 01/15/2016, recorded on June 21, 2018 as Instrument No. 10268 of Summit County Records.
Property located at: 3530 W. Galloway Drive, Richfield, OH 44286.
Property appraised at: One Million Three Hundred Sixty-five Thousand Dollars ($1,365,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
