By virtue of an Order of Sale No. CV2025 02 0924 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Original Lot No. 3 in Tract No. 8, formerly Portage Township and more particularly bounded and described as follows:

Beginning at a point in the Northerly line of East Market Street North 44 deg. 30' West, 20 feet from the Southwesterly corner of a 5.02 acre tract of land conveyed to Edgar T. Chapman by Increase Sumner and John C. Hart, by deed dated November 1st, 1854 and recorded in Summit County Records Vol. 27, Page 263; thence North 47 deg. 12' East, 185 feet to a point; thence North 0 deg. 30' West, 127.56 feet to the Southwesterly corner of Lot No. 42 of the Elizabeth Sumner Allotment, as surveyed and numbered by H. Paul & Sons, Surveyors, in the year 1870 and recorded in Summit County Records, Plat Book 2, Page 46; thence North 87 deg. 11' East along the Southerly line of said Lot No. 42, 121.35 feet to the beginning point of land herein to be described; thence South 0 deg. 30' East, 78.35 feet to a point in the center line of Maxine Place; thence Easterly along the center line fo Maxine Place 42.40 feet to a point; thence North 0 deg. 30' West, 69.15 feet to a point; thence South 87 deg. 11' West, 40.45 feet to the place of beginning.

Property appraised at: Thirty-six Thousand Dollars ($36,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
