By virtue of an Order of Sale No. CV2024 07 3108 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 19TH DAY

OF SEPTEMBER, A.D., 2025

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Lot No. 5, Tract 13, formerly Tallmadge Township and bounded and described as follows:

Beginning at a point which is 435.40 feet East from the intersection of the North line of Kent Street with the East line of Broad Street, and 160 feet North from the North line of Kent Street; thence West 122.20 feet on a line parallel with the North line of Kent Street; thence North 40 feet; thence 122.20 feet to the East line of lands formerly owned by Charles E. Akers; thence South 40 feet along said East line of the place of beginning. Excepting and reserving from the above-described premises a strip of land 15 feet wide off the West side thereof to be used as street purposes; and also granting to said Grantee the right of ingress and egress over a similar strip of land 15 feet wide, formerly owned by Esther Wilson, said strip of land to be used for street purposes in common with Esther Wilson and Charles E. Akers, their heirs and assigns.

Property appraised at: Twenty-four Thousand Dollars ($24,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 3rd day of October, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
