By virtue of an Order of Sale No. CV2024 08 3485to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Lakemore, County of Summit and State of Ohio, and being part of Original Lot 25 (formerly Springfield Township) and more fully described as follows:
Beginning at the Northwest corner of said Original Lot 25; thence South 01 deg. 44' 40" West, along the West line of said original lot, a distance of 994.16 feet to a point; thence South 88 deg. 57' 20" East, a distance of 1138.71 feet to a point on the center line of Akron-Canton Road; thence Southerly, along said centerline, following a curve to the right whose central angle is 02 deg. 39' 47", having a radius of 3274.05 feet, a chord of 152.19 feet, to a point of tangency; thence South 24 deg. 42' 28" East, continuing along said centerline, a distance of 158.81 feet to a point and the true place of beginning of the parcel herein to be described; thence South 24 deg. 42' 28" East, continuing along said centerline, a distance of 96.12 feet to a point; thence South 68 deg. 47' 32" West, passing over an iron pin found at 40.08 feet, a distance of 340.08 feet to an iron pin found; thence North 24 deg. 42' 28" West, a distance of 129.07 feet to an iron pin; thence North 74 deg. 17' 00" East, a distance of 343.67 feet to a point on the centerline of said Akron-Canton Road, passing over an iron pin found 40.74 feet from said centerline, said point being the true place of beginning.
Said parcel contains 0.8774 acre of land, more or less, and is subject to all legal highways and easements of record as surveyed in June of 1985 by Gregory H. Polles, Registered Surveyor No. 6572. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00).
The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of October, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
