By virtue of an Order of Sale No. CV2025 02 0548 (J) to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Known as being part of Lot No. 4 in Tract No. 13, formerly in Tallmadge Twp. and further bounded and described as follows, to wit:
Beginning at a point in the North line of High Avenue, said beginning point may be found by commencing at the Southeast corner of a 2.62 acre tract of land which was conveyed by John McNamara to Elmer A. Gault, by deed dated December 2, 1913, recorded in Book 481, P. 496 of Summit County Records and being also the Southwest corner of Lot No. 19 of the Second Eastland Allotment, as recorded in Plat Book 15, Pgs. 24, 25 and 26 of Summit County Records and measuring thence North 160 feet along the East line of said 2.62 acre tract and West line of the Eastland Allotment and from thence West 240.0 feet along the North line of High Avenue to the beginning point of the land hereby intended to be conveyed; thence North 74.7 feet along a line parallel to the East line of said 2.62 acre tract to a point on the Southeasterly line of Kline Avenue; thence Southwesterly 106.2 feet along said line of Kline Avenue, to its intersection with the North line of High Avenue; thence East 77.1 feet along the North line of Kline Avenue to the beginning and containing 0.07 acres of land. The above described parcel of land is further known as Lot No. 11 of the proposed Spring Run Allotment, as made for Elmer A. Gault by Wm. C. Yontz, Surveyor.

Known as being a part of Lot No. 4 in Tract No. 13, formerly in Tallmadge Twp. Containing 0.09 acres of land and further known as Lot No. 12 of the proposed Spring Run Allotment as made for Elmer A. Gault by Wm. C. Yontz, Surveyor.

Property located at: 371 Kline Avenue, Akron, OH 44305.
Property appraised at: Thirty-nine Thousand Dollars ($39,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
