By virtue of an Order of Sale No. CV2024 07 2953 (in Partition) to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Hudson, County of Summit and State of Ohio:
And known a being all of Lot Numbers 371, 372, 373, 374, 379, 380, 381 and 382 in the Boston Park Allotment as recorded in Plat Book 35, Pages 32 to 34 inclusive, Summit County Records of Plats.
Property located at: 0 Washington Blvd., V/L's, Hudson, OH 44236 and 0 Lincoln Blvd., V/L's, Hudson, OH 44236.
Property appraised at: One Hundred Sixty-one Thousand, Four Hundred Forty ($161,440.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
