By virtue of an Order of Sale No. CV2025 05 2430 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Lot 5, Tract 13, formerly in Tallmadge Township, bounded and described as follows, to-wit:

Beginning at a point in the West line of Fulton Street formerly Irvin Street, said beginning point found as follows:

Commencing at the intersection of the North line of East Market Street, before widening and the West line of Irvin Street (now Fulton Street), North 14 deg. 03' East, 238.76 feet to an angle in said street; thence along the West line of Irvin Street (now Fulton Street) North 37 deg. 31' East, 255 feet to said beginning point; thence North 52 deg. 29' West, 141.4 feet; thence Northerly 35 feet to an iron pin; thence South 52 deg. 29' East, 141.4 feet to the West line of said Irvin Street (now Fulton Street); thence South 37 deg. 31' West along the West line of said Irvin Street 35 feet to a place of beginning and containing .113 acres of land.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
