By virtue of an Order of Sale No. CV2021 03 0769to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 30TH DAY
OF JULY, A.D., 2021
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being part of Lots 337, 338 and 339 in the Shadyside Allotment, as recorded in Plat Book 12, Pages 26 and 27, Summit County Records of Plats and bounded and described as follows, to-wit:
Beginning on the North line of Main Street, being also the South line of Lot 337, at a point 40 feet Easterly of the Southwest corner of said Lot 337; thence North across Lots 337, 338 and 339 and parallel to the West line thereof, 135 feet to the North line of Lot 339; thence East along the North line of Lot 339, 40 feet; thence South across Lots 339, 338 and 337 and parallel to the West line thereof, 135 feet to the South line of Lot 337, being the North line of Main Street; thence West on the North line of Main Street, being the South line of Lot 337, 40 feet to the place of beginning.

Property located at: 991 Harpster Avenue, Akron, OH 44314.
Property appraised at: Thirty-nine Thousand Dollars ($39,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 13th day of August, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
