Situated in the City of Green, County of Summit and State of Ohio and being part of Section 24 of former Green Township and further known as being part of tract of land now or formerly conveyed to Kenneth C. Double, Jr. by Reception No. 54075555 of the Summit County Recorder's Office, described as follows:

Beginning at a 1/2 inch iron bar with I.D. cap marked "ELG" found at the Southwesterly corner of Sublot 6 in the Greenfield Farms Allotment as recorded in Cabinet D, Slides 438-439 of the Summit County Recorder's Office; thence South 05 degrees 57 minutes 41 seconds West along the Westerly line of a parcel of land now or formerly owned by Phil Wagler as recorded in Deed Volume 7323, Page 360 of the Summit County Recorder's Office, a distance of 813.24 feet to a 5/8 inch rebar with cap marked "Campbell & Assoc. Inc." found and the true place of beginning; thence South 05 degrees 57 minutes 41 seconds West prolonging along the Westerly line of said Wagler, a distance of 149.08 feet to a 5/8 inch rebar with cap set on the Northerly line of land now of formerly conveyed to Dale A. and Lia M. Messner by O.R. 253-885 of the Summit County Recorder's Office; thence North 85 degrees 09 minutes 02 seconds West along the Northerly line of said Messner, a distance of 979.04 feet to a point the centerline of Mayfair Road, County Highway No. 244, a 60 foot public right of way, passing through a 5/8 inch rebar with cap set for reference at a distance of 946.88 feet; thence along the centerline of said Mayfair Road, 179.00 feet along the arc of a curve turning to the right having a radius of 2291.83 feet, a delta of 04 degrees 28 minutes 30 seconds and a chord distance of 178.95 feet bearing North 13 degrees 53 minutes 06 seconds West to a point witnessed by a 3/4 inch pinch top pipe found South 84 degrees 01 minutes 31 seconds East at a distance of 32.55 feet; thence South 84 degrees 01 minutes 31 seconds East along the Southerly line of land conveyed to Lisa Altiero-O'Brian & Eric S. O'Brian by Reception No. 54776954 and Michael E. & Cherie R. McCortney by Reception No. 54640442 of the Summit County Recorder's Office, a distance of 1039.61 feet to the true place of beginning, passing through said 3/4 inch pipe found at a distance of 32.55 feet and passing through a 5/8 inch rebar with cap found at a distance of 517.23 feet. The above described tract of land contains an area of 160663.8 square feet or 3.688 acres of which 0.123 acres lie in the public right of way, as surveyed under the direction of Timothy J. Briggs, P.S. 7495 of Campbell & Associates, Inc., in February of 2002 and May of 2003. Basis of bearings for the above description is North 84 degrees 00 minutes 00 seconds West, the Northerly line of a parcel of land now or formerly owned by Michael E. and Cherie R. McCortney as recorded in Document Reception Number 54640442 of the Summit County Recorder's Office. Subject to all easements and right of ways of public record or as otherwise legally established.

Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,850.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
