By virtue of an Order of Sale No. CV2011 05 2652 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, DREW ALEXANDER, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 16TH DAY

OF NOVEMBER, A.D., 2012,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Franklin, County of Summit, State of Ohio and being part of the Northwest quarter of Section 22. Also being part of a tract conveyed to Deborah K. Gandee by a deed recorded in Reception No. 54493813 of the Summit County Deed Records. Beginning at a 5/8-inch iron rebar with an NGN #5586 cap found at the Southeast corner of said Northwest quarter; thence North 03 deg. 46' 58" East along the West line of tracts now or formerly owned by Hazel V. Lester and Gary & Kali Greathouse and the East line of said Northwest quarter and a tract now or formerly owned by Dominion East Ohio Gas Company, 1342.60 feet to a point on the centerline of Center Road (C.H. 220), a 60-foot public right-of-way; thence North 86 deg. 12' 46" West along the centerline of said Center Road, 29.72 feet to a pk nail found at a point of curvature; thence continuing along the centerline of said Center Road on a curve to the left having a radius of 1432.69 feet, a delta angle of 09 deg. 00' 57", a tangent of 112.95 feet, a chord of 225.21 feet and a chord bearing of South 86 deg. 02' 12" West, an arc distance of 225.44 feet to a 1-inch iron bar in monument box found; thence South 81 deg. 32' 00" West continuing along said centerline of Center Road, 124.16 feet to a mag nail set and the true place of beginning;

1. Thence South 03 deg. 47' 14" West, a distance of 605.66 feet to a 1/2-inch iron bar with an H&A cap set (passing over a 1/2-inch iron bar with an H&A cap set on the South right-of-way line of said Center Road at 30.70 feet);

2. Thence North 86 deg. 12' 46" West, a distance of 156.35 feet to a 1/2-inch iron bar with an H&A cap set;

3. Thence North 03 deg. 47' 14" East, a distance of 571.70 feet to a mag nail set on the centerline of said Center Road (passing over a 1/2-inch iron bar with an H&A cap set on the South right-of-way line of said Center Road at 541.00 feet);

4. Thence North 81 deg. 32' 00" East along the centerline of said Center Road, 160.00 feet to a mag nail set on the centerline of said Center Road and the true place of beginning (passing over a 1-inch iron bar in a monument box found at 68.30 feet).

The above described tract contains 2.113 acres of which 0.110 acres lie within the public right-of-way as surveyed under the supervision of Charles F. Hammontree, P.S. #7263 of Hammontree and Associates, Limited, Engineers, Planners and Surveyors of Green, Ohio on March 6, 2003. The basis of bearings is North 81 deg. 32' 00" West the centerline of Center Road as recorded in Reception No. 54493813 of the Summit County Deed Records.

Previous Deed Reference: Warranty Deed recorded as Instrument No. 54862180 filed on April 25, 2003.

Property located at: 1400 & 1402 Center Road, Clinton, OH 44216.

Property appraised at: One Hundred Eighty-three Thousand Dollars ($183,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $9,150.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
