By virtue of an Order of Sale No. CV2012 11 6366 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Situated in the Township of Coventry, County of Summit and State of Ohio and known as being part of Tract 13 Coventry Township:

Beginning at the intersection of the center line of Portage Lakes Drive (Crook Road), with the North line of Lot #1, produced Easterly, of the George Davies #1 Allotment as recorded in Plat Book 40, Page 44, Summit County Records; thence along the center line of said Portage Lakes Drive North 31 deg. 17' West, 200.07 feet to an angle point in the said center line; and thence North 34 deg. 27' West continuing along the center line of said Portage Lakes Drive 170.59 feet to the true place of beginning of land hereby described; said beginning point being also located 170.4 feet from the center of a bridge over a creek which connects the North Reservoir with Long Lake; thence North 34 deg. 27' West along the center line of said Portage Lakes Drive 50.00 feet; thence South 55 deg. 33' West, 130.00 feet; thence South 34 deg. 27' East, 50.00 feet; and thence North 55 deg. 33' East, 130.00 feet to the true place of beginning as surveyed October 13, 1944 by S. North 36 deg. 24' West, 213.84 feet to a stone; thence North 31 deg. 03' West, 783.30 feet to a center of a bridge at outlet of the North Reservoir and thence North 34 deg. 17' West, 134.73 feet to the beginning point of land to be hereby conveyed; thence South 62 deg. 06' West, 95.05 feet; thence South 50 deg. 30' West, 160.20 feet; thence along the Easterly line of the North Reservoir South 88 deg. 45' West, 67.20 feet to a sewer pipe; thence North 55 deg. 43' East, 307.20 feet; thence along the center line of the Portage Lakes Drive South 34 deg. 17' East, 35.70 feet to the place of beginning.

North 36 deg. 24' West, 213.84 feet to a stone; thence North 31 deg. 03' West, 783.30 feet to the center of a bridge at outlet of the North Reservoir; thence North 34 deg. 17' West, 99 feet to an iron pin at the beginning point of the land to be hereby conveyed; thence South 68 deg. 20' West, 96.80 feet along land owned by the State of Ohio to a sewer pipe; thence along land owned by the State of Ohio South 44 deg. 18' West, 111.40 feet to a sewer pipe at the high water line of the North Reservoir; thence along said reservoir, South 68 deg. 44' West, 60 feet; thence North 50 deg. 30' East, 160.20 feet; thence North 62 deg. 06' East, 95.05 feet to the center line of the Portage Lakes Drive; thence along the center line of said Portage Lakes Drive, South 34 deg. 17' East, 35.70 feet to the place of beginning.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $7,500.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
