By virtue of an Order of Sale No. CV2012 07 4181 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio:

And being part of Original Norton Township Lot 16, also being part of a parcel of land, now or formerly in the names of John R. and Corenda S. Bolender (4.630 Ac., 7/13/1994, O.R. 1715, Page 524), as recorded in Summit County Recorder's Office, bound and described as follows:

Commencing at 1" iron pipe found at the N.E. corner of Lot 9 of the Givens Allotment (P.B. 45, Page 127); thence South 00 deg. 00' 00" West, along the Westerly line of said Bolender parcel and along the Easterly line of said Givens Allotment, 165.00 feet to a 5/8" iron pin/cap (6688) set, also being the point of beginning of the parcel herein described; thence North 89 deg. 39' 00" East, 159.46 feet to a 5/8" iron pin/cap (6688) set; thence South 00 deg. 08' 14" West, along the Westerly line of a parcel of land, now or formerly in the name of John S. Falkins, (4.650 Ac., 11/14/2002; Rec. #54779998), 1067.83 feet to a point; thence South 80 deg. 38' 00" West, along the centerline of Akron-Wadsworth Road (S.R. 261 60'), 159.02 feet to a point; thence North 00 deg. 00' 00" East, along the Westerly line of said 4.630 acre parcel (Bolender) and along the Easterly line of said Givens Allotment, 1092.74 feet to a point of beginning; and containing 3.9151 acres of land, more or less, subject to all legal highways and easements, as written by Douglas P. McLaughlin, P.S. 6688 on July 10, 2006. Basis of bearings is from the Givens Allotment, Plat Book 45, Pg. 127, as it applies to the centerline of Akron-Wadsworth Road (S.R. 261), N. 80 deg. 38' 00" East. This legal description was prepared from available documents as recorded at the Summit County Recorder's Office.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $7,500.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
