at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being part of Lot #15 WPP and more fully described as follows, to-wit:
Beginning at a point in the center of Copley Road (formerly Maple Street) which point of beginning is 65.00 feet Easterly as measured along said road center from the Northeast corner of the Perkins & Brockway Allotment as recorded in Plat Book 18, Page 19; thence along the center of Copley Road, S. 89 deg. 56' East, 80.0 feet to a point; thence South 337.30 feet to an iron pipe; thence South 68 deg. 45' West, 85.41 feet to an iron pipe; thence North 368.42 feet to the place of beginning and containing 0.648 of an acre of land, as surveyed March 15, 1938 by Gehres and Kingsley, Surveyors. Subject to restrictions, easements, conditions, reservations, limitations and all applicable zoning ordinances of record, if any. The above described property is known for street address purposes as 601 Copley Road, Akron, OH. Be the same more or less, but subject to all legal highways.

Property appraised at: Eighty-one Thousand Dollars ($81,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 17th day of March, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
